What the spread says
€112/m²
The two publishers differ by 2.4% of the lower observation. Different inventories and methods make a range more honest than a single “true” city price.
Source month: June 2026. Research checked July 17, 2026. The weights are an editorial comparability rule, not a statistical confidence interval.
Reproducible 30-month series
Idealista advertised asking prices, January 2024–June 2026.
A single clearly defined monthly series is preferable to filling gaps in a second publisher’s chart. The second source is used for verified anchors and the current consensus, not imputed history.

OMI bands are useful—and are not sale averages.
Agenzia delle Entrate publishes semiannual quotation ranges by homogeneous zone, property type, condition, and surface definition.

Source and weighting policy
Comparable inputs may be combined; unlike inputs stay apart.
The rules below are published before the result and should be versioned whenever coverage or definitions change.
55/45 asking consensus
Same city, month, unit, and advertised-price concept. idealista receives 55% for its directly accessible monthly history and disclosed methodology; Immobiliare.it receives 45% for geographic coverage and a clear current/year-earlier page.
No invented observations
The monthly table reproduces idealista’s published history. Immobiliare.it appears only at directly substantiated anchors. Missing months are not estimated, scraped around access controls, or filled from news articles.
Separate OMI reference
Like-for-like OMI bands are shown separately. A city composite should not be published unless defensible official housing-stock weights and stable zone definitions are available.
On the first of each month: record URL, observation period, retrieval timestamp, raw value, unit, geography, and method note; reject missing or definition-changed inputs; flag changes above 15% for manual review; never impute; update visible “as of” and structured-data dates only after validation. OMI checks may legitimately yield no change between semiannual releases.
Neighborhood orientation
Citywide asking figures hide the map buyers need.

| Gavinana / Galluzzo | 4,400 | 4,294* | Green, school direction, hills and flood diligence |
| Isolotto / Legnaia | 3,829 | 3,707–3,969 | More space/value, T1 access, later building stock |
| Rifredi / northern Florence | 3,796 | 3,742–4,027 | Tram, hospital/university/airport access; noise varies |
